House Rules

House Rules- By paying all group members are agreeing to, and accepting our policies in full, be sure to share this information with everyone in your group.
•Please be respectful of our home, yurt and property
•Pets allowed in Yurt, Spare Room or Guest Room if pre approved by host with pet fee
•When feasible, early check-in or late check-out can be requested for $20 per hour.
•Failure to leave by check-out time will result in a $50 per hour fee.
•No Smoking in house, yurt or on grounds
•There are to be no more than the maximum occupancy guests in any room, home or yurt without prior consent from management. Check maximum occupancy number listed for each listing.
•Yurt sofa bed is only available for guests who ask for it or have more than 2 guests.
•Unregistered guests are not allowed overnight at any property.
•Unauthorized gatherings and/or parties with occupancy beyond the stipulated occupancy of each unit will result in immediate eviction and all guest will financially be responsible for any damages, theft, excessive cleaning.
•The owners are not liable for errors in advertising print, or matters out of our control, such as noise, construction, weather, pandemic etc.
•Kitchen access in the Bed and Breakfast is limited to use of the dedicated guest fridge. If you need paper plates or silverware, please ask and we will set them out.

Queen & I Payment & Cancellation Policy

•Full refund minus 3% credit card processing fee for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made outside 48 hour period and at least 28 days before check-in. No refunds for cancellations made within 28 days of check-in.

•Refunds maybe be issued if accommodations are booked by another guest. 

•Full balance is due at the time of booking. This can be done online or over the phone.
•Rates are subject to change without notice and subject to availability.

Security/Damage Responsibility
All Guests will be financially responsible for any; damages, theft, excessive cleanup, unauthorized late check-outs, and unwarranted service calls. You will be notified and your credit card will be charged accordingly.

Other Items to Note

• Staying in the Yurt, Kids' Room, Queen's Chambers, or Servants' Quarters requires you to climb stairs.

• Pets live on the property. Our basset hounds live in their own mother-in-law suite. Gus, our livestock guardian dog, is out to keep our flocks of turkeys, chickens ducks, and guinea fowl safe. 

• Some spaces are shared. We live in our home and our bedroom and bath will still be occupied by us. We will make coffee, wash dishes, clean, and use the bed & breakfast kitchen as needed.

• There are cameras as you enter the driveway, doorbell of the house and at the yurt aimed at the parking area.

• The YURT basement is used for laundry and storage for the B&B, yurt and homestead. It might be access by the innkeepers as needed, typically between the hours of 9am to 6pm through the outside entrance.

 Under Indiana law, an agritourism provider is not liable for an injury to, or the death of, a participant in agritourism activities at this location if the death or injury results from the inherent risks of agritourism activity. Inherent risks of agritourism activities include risks of injury inherent to land, equipment, and animals as well as the potential for you to act in a negligent manner that may contribute to your injury or death, or for other participants to act in a manner that may cause you injury or cause your death. You are assuming the risk of participating in this agritourism activity.
